Garner VI announced as Merus expands footprint in the Triangle region

We have officially started construction on Garner VI, a 236,600 SF industrial building located off Highway 70 Business between I-40 and Clayton in Garner, NC. The project follows the early and full lease-up of our Garner Business Park 70 development, where tenants include Lowe’s, Ferguson Enterprises, LKQ, and MD Logistics.
Targeted for last-mile and regional distribution users, Garner VI will offer 32-foot clear heights, 24 dock doors, 52 trailer-storage stalls, and 2,000 SF of make-ready office space. The building is expected to house one to two tenants and is being marketed by Tri Properties.
“We do expect the clients and users for Garner VI to be very similar to the first five buildings, which is really a diverse rent roll,” said Justin Parker, Vice President and Triangle Market Leader at Merus. “You’ve got last-mile distribution, some of your bread-and-butter warehouse and distribution users, and even a bit of life sciences. We expect that same diversity at Garner VI.”
Our team acquired and rezoned the 33.62-acre site between late 2024 and early 2025. Vertical construction is expected to begin by fall 2025, with completion anticipated in Q1 2026.
