Merus closes on US‑70 Industrial site in Clayton, NC, expanding Triangle footprint

CLAYTON, North Carolina (July 23, 2026) — Merus has closed on a 7.14‑acre industrial site along the US-70 Business corridor in Clayton, North Carolina, continuing to build its presence in the Triangle.

The project, US-70 Industrial, will deliver a Class A facility designed to meet ongoing demand for well‑located logistics and light industrial space.

The project will total approximately 80,000 SF, with 38,558 SF currently available for lease. The building offers flexible layouts, including build‑to‑suit office space and modern industrial specifications to support a range of users.

Carolina Handling, a regional material handling provider, has pre‑leased just over half of the building. The early commitment reflects continued demand in the Johnston county submarket and the strength of the site.

The site at 3912 US-70 Highway Business West offers direct access to US-70 and strong regional connectivity, including proximity to I‑42 , I-95, I-40, and I-540.

Merus is partnering with CBRE on leasing, with Michael Wallace and Austin Nagy leading efforts for the remaining space. Shell delivery is anticipated in Q1 2027.

Since establishing its Raleigh office in 2019, Merus has delivered and developed more than four million square feet of industrial space across the Triangle, including Garner Business Park 70 and Buckhorn Industrial Park.
