Merus launches Jetway Logistics, redeveloping historic industrial site near Nashville International Airport
Two-building, Class A industrial project will deliver 411,600 SF to support Middle Tennessee’s growing logistics and distribution demand
NASHVILLE, Tenn. — Merus announced today the development of Jetway Logistics, a two-building industrial project located minutes from Nashville International Airport (BNA) and major interstate corridors. Designed to serve modern logistics and distribution users, the development will deliver 411,600 total SF across two speculative Class A industrial buildings.
Jetway Logistics is planned on a site with deep industrial roots. The property was formerly part of the 96.74-acre NWI Aerostructures campus, which supported decades of advanced manufacturing and aircraft production. Merus is redeveloping the site to meet rising demand for high-quality industrial space and to support the region’s continued growth.
“Jetway Logistics builds on the site’s long-standing industrial legacy while positioning it for the next generation of users,” said Patrick Poole, SVP & Nashville Market Leader at Merus. “With immediate access to BNA and key interstate connections, the project is designed for companies that need efficient regional and national distribution.”
Project Scope and Delivery
Jetway Logistics will be executed through a two-phased, design-build approach, with Merus serving as both developer and design-builder. The project is funded through Merus Industrial Fund II.
Construction began in October 2025. Building II is expected to be complete in December 2026, with Building I targeted for completion in Q2 2027.
